I apologize for the lack of posts lately. As you can imagine I have remained very busy. Today will be a quick post as well.

First off, FHTM is kicking some major butt! I have already advanced in it further than I had imagined when I first got involved just under a month ago. I am trying to share the opportunity with as many people as I can as well. It is a great opportunity for people to either create another stream of cash or to just help solidify any kind of cash flow going into these scary times. It's a perfect system for stay at home moms. It allows them to work from home, when they want. Seeing as the stay at home moms' time is very important, the time put into FHTM can be determined esily based on requirements set by other, more meaningful, family comitments.

With the real estate, my focus is remaining on researching as much as possible. We are still offering rent to own properties in Canada and I am still working with Trans-terra out of Calgary to help people realize the pride involved with home ownership without having to put down a large down payment. I am also really focusing on spending a lot of time getting to know the American market.

The more I research the more opportunity I see! Did you know you can purchase a duplex in Memphis for $36,000!?! For Both SIDES!! In that neighborhood you can expect to make at a minimum $750 rent per month! For those out there who are either bad at math or do not have a calculator handy, that is approximately $1100 per month profit. Yes, that's after taxes, maintenance, management and insurance costs factored in. That's also without factoring in any room for negotiation. I don't plan on buying anything for more than 70% of what they are asking for.... 70% is the MAX!

There is some amazing opportunity out there... maybe you should start having a look!

Below is a list of some of the sites I am currently using for my research:

www.zillow.com
www.realtor.com
www.ziprealty.com

to compare rents in the area you are considering buying in:

www.rentometer.com

Until next time.... :D
