Mentoring Phone Call

Diane and I got down to more of the nuts and bolts behind finding funding and Joint Venture (JV) partners. She mentioned placing ads in the free listings sites, stating the the numbers that would bring people to you. So basically sticking the carrot out there to lure in the investment capital. So over the next couple of weeks I will post some of the properties I can get under contract and how much money people can expect to make off of these properties. Watch for the first of these properties later today!

She also provided me with some valuable legal documents. A purchase agreement, a non circumvention agreement and a Joint Venture agreement. These will be posted for you to have a look at.

She also gave me the contact information for a gentleman in the states who can set up an American bank account for me without me having to actually go down to the states and sign the paperwork, as I described in an earlier post. NICE! Gotta love that convenience! His name is Guy Vichnel and I am hoping to speak with him by the end of the day today!

We also discussed another strategy to try. She helped a previous student accomplish creating a business based on this strategy. Basically, you create a webpage and on that webpage you say:

"Need to Sell a House This Week? You're in the right place. We buy houses fast!

WE SOLVE PROBLEMS! Our goal is to help people get into properties they want or to help people get out of properties they either don't want or can no longer keep."

OR

"Can I stop foreclosure by selling my house?
If you or someone you know are facing foreclosure or other hardship related to a property, don't wait, call us NOW! We can often STOP foreclosures in 72 hours!"

And then you take those properties and use them on your ads on the free posting sites. Make sure the numbers work out in your favor. We are only looking for motivated sellers otherwise the business does NOT work. If you are going to try and sell the advantages of these properties to potential investors, you need to make sure that it is going to appeal to those investors! Like I said before, CREATE THAT CARROT!
